Fire Watch Services
A fire watch is a temporary, legally mandated life safety measure. When a building's automatic fire protection is impaired, whether that is the fire alarm panel, the sprinkler system, or the water supply feeding it, the fire code requires trained personnel to physically patrol the property, watch for smoke and fire conditions, maintain a written log, and be ready to notify the fire department and occupants immediately.
It is not optional, and it is not something you can hand to a maintenance technician or a front desk employee and call it done. The Authority Having Jurisdiction, your local fire marshal, expects dedicated, trained fire watch personnel with documented rounds. When the inspector shows up, the log is the first thing they ask for.

When Texas Requires a Fire Watch
Texas does not have a single statewide fire code. Each city adopts and amends the International Fire Code, and local fire marshals enforce it alongside the NFPA standards it references. In North Texas that means Dallas Fire-Rescue, the Fort Worth Fire Department, and the fire marshal offices of every suburb in between, each with their own amendments and their own expectations for documentation.
We know the difference because we work in front of these inspectors every week. In practice, the triggers are consistent across North Texas jurisdictions.
Fire Alarm System Out of Service (NFPA 72)
When a fire alarm or detection system is out of service for more than 4 hours in a 24-hour period, the code requires the building to either restore the system or place it under fire watch until it is back online and verified.
Sprinkler or Water-Based System Impairment (NFPA 25)
When an automatic sprinkler system or its water supply is impaired for more than 10 hours in a 24-hour period, the impairment coordinator must notify the fire department and implement a fire watch until the system is restored.
Hot Work Operations (NFPA 51B / IFC Chapter 35 / OSHA)
Welding, cutting, grinding, brazing, and torch work require a dedicated fire watch within the hot work area and for a minimum period after the work stops, because smoldering materials can reignite well after the flame is gone.
Construction, Alteration, and Demolition (NFPA 241)
Active construction sites with incomplete fire protection, temporary heat, and combustible debris carry their own fire watch obligations, especially in occupied buildings undergoing renovation where sprinkler lines are capped or alarm zones are disabled.
Fire Marshal Orders and Red Tags
If an inspector red-tags an impaired system or finds violations that compromise life safety, they can order an immediate fire watch as a condition of continued occupancy. Ignoring that order risks fines, forced closure, and denied insurance claims.
Special Events and Assembly Occupancies (NFPA 101)
Concerts, festivals, trade shows, and temporary structures with high occupancy can trigger fire watch requirements under the Life Safety Code and local assembly provisions.
Extended Power Outages
When storms or grid failures knock out fire detection and backup power cannot carry the system, fire watch coverage fills the gap until power and systems are verified.
